55+ Communities in Henderson & the Las Vegas Valley

Which 55+ Community Fits the Way You Want to Live?

Compare lifestyle, amenities, home styles, locations, HOA considerations, and

newer vs. established communities before narrowing your search.

Browse Available 55+ Homes

Browse current 55+ homes for sale and use the listings as a starting point. As you compare homes, keep in mind that pricing, availability, HOA fees, amenities, and community rules can change. I recommend comparing both the property and the community lifestyle before deciding which option fits you best.

Finding Your 55+ Lifestyle

🏠 Finding the Right 55+ Community Starts With Your Lifestyle

Choosing a 55+ community is about much more than finding a single-story home. It is about how you want to live day-to-day, the level of activity you enjoy, the amenities you are likely to use, how close you want to be to healthcare, dining, shopping, family, recreation, and the level of community structure that feels right for you.

Henderson and the Las Vegas Valley offer several active-adult communities, and they do not all feel the same. Some are larger and more social. Others are quieter and more private. Some emphasize golf, extensive recreation, newer construction, resort-style amenities, or lower-maintenance living.

My goal is to help you compare those differences so you can narrow your search with more confidence.

Not Sure Which 55+ Community Fits You Best?

Tell me what matters most to you: location, amenities, home style, budget, golf, newer construction, social activities, or a quieter setting. And I’ll help narrow down the Henderson 55+ communities that may be worth comparing first.

Explore the communities, then use the form to tell me what fits your lifestyle.👇

Below is an overview of some of the primary age-restricted communities located in Henderson,
along with lifestyle highlights, amenities, and HOA considerations
to help you compare your options.

Sun City Anthem

Sun City Anthem is one of Henderson’s largest and most established 55+ communities, located in the elevated Anthem area of Henderson.

If you are looking for a community with a broad range of amenities and an active social environment, this is one of the first places I would suggest comparing. The community offers three recreation centers, fitness facilities, pools, clubs, classes, and organized activities, along with a wide variety of single-story home styles.

Because of its size, different neighborhoods within Sun City Anthem can feel different from one another. When looking at homes here, I recommend comparing not only the house itself, but also the location within the community, proximity to the recreation centers, HOA considerations, and the amenities you are most likely to use.

Good fit to compare if you value: extensive amenities, social activities, recreation, established neighborhoods, and a larger active-adult community.

Solera at Anthem

Solera at Anthem is a smaller 55+ community in the Anthem area of Henderson and offers a different experience from the much larger Sun City Anthem nearby.

If you prefer a more compact community while still having access to organized activities and recreation, Solera is worth comparing. Amenities include a community center, fitness areas, social clubs, pickleball, bocce, billiards, crafts, dance, and other resident activities.

Because the community is smaller, some buyers may find it easier to understand the layout and overall neighborhood feel. I recommend comparing the HOA structure, available amenities, home styles, and how much community activity you realistically expect to use.

Good fit to compare if you value: a smaller 55+ setting, organized activities, recreation, and an established Henderson location.

Heritage at Cadence (Newer Construction)

Heritage at Cadence is a 55+ community within the larger Cadence master-planned area of Henderson. It offers an active-adult setting while also placing residents near the broader parks, trails, services, and development happening throughout Cadence.

If you want a newer-feeling community with access to recreation and the convenience of a growing master-planned environment, Heritage is worth comparing. The community includes resident amenities, social spaces, fitness and recreation opportunities, and access to the surrounding Cadence lifestyle.

One of the main differences here is context: you are not only choosing a 55+ neighborhood, but you are also choosing to live within a larger and still-evolving part of Henderson. I recommend comparing the community amenities, HOA structure, nearby services, home styles, and how comfortable you are with ongoing development around the area.

Good fit to compare if you value a newer community, active-adult amenities, access to Cadence parks and services, and a growing master-planned setting.

Sun City MacDonald Ranch

Sun City MacDonald Ranch is an established 55+ community in Henderson with a more compact feel than some of the larger active-adult communities in the valley.

If you like the idea of a community with recreation, social opportunities, and golf nearby without the scale of a very large master-planned development, this is one to compare. Amenities include a clubhouse, fitness and aerobics areas, an outdoor pool and spa, tennis, bocce, shuffleboard, pickleball, and walking opportunities. Desert Willow Golf Course is also part of the surrounding lifestyle.

When comparing homes here, I recommend looking at the specific home location, HOA considerations, proximity to the clubhouse and golf course, and whether the community’s quieter, established character fits the way you want to live.

Good fit to compare if you value an established setting, golf, recreation, a smaller community footprint, and convenient access to central Henderson.

Choosing the Right 55+ Community in Henderson

Choosing the Right 55+ Community in Henderson

The best 55+ community for you depends less on which one looks best on paper and more on how well it fits the way you want to live.

As you compare communities, I recommend looking beyond the home itself. Consider how much you value social activities, fitness facilities, pools, golf, walking opportunities, newer construction, neighborhood size, proximity to healthcare, shopping, dining, family, and the areas of Henderson you visit most often.

HOA fees and community rules also deserve careful review because they vary from one community to another and can change over time.

The goal is not to find the community with the most amenities. It is to find the community whose amenities, location, homes, and overall lifestyle make the most sense for you.

What Life Can Feel Like in Henderson 55+ Plus Community

Recreation, dining, social activities, and everyday convenience beyond the home.

What Life Feels Like Here

Living in a 55+ community is not just about the amenities inside the neighborhood. It is also about the rhythm of daily life and how easy it is to enjoy the things that matter to you.

Depending on the community, your day might include a walk through the neighborhood, a fitness class, time at the pool, golf, pickleball, a club activity, or meeting friends for lunch or dinner nearby.

Some communities offer a very active social calendar, while others feel quieter and more independent. That is why I recommend comparing not only the home and amenities, but also the overall pace of life each community offers.

The right fit is the one that supports the way you actually want to spend your time.

The City Around You – Dining, Outdoor Recreation & Entertainment

One advantage of many Henderson 55+ communities is that everyday conveniences are not far away. When comparing communities, I recommend looking at the places you are likely to use regularly, like restaurants, grocery stores, shopping, entertainment, and services, rather than focusing only on what is inside the community itself.

The District at Green Valley Ranch
Outdoor dining, boutique shopping, seasonal events, and entertainment in a walkable setting.

Galleria at Sunset
A large shopping center with retail, restaurants, and everyday services.

Green Valley Ranch Resort & Spa

Outdoors & Nature

Access to outdoor recreation is another important part of the Henderson lifestyle. Depending on where you live, you may have convenient access to hiking, walking paths, parks, scenic drives, and water recreation.

Sloan Canyon National Conservation Area
A major outdoor recreation area near Henderson with hiking, desert scenery, and access to protected natural landscapes.

Anthem Hills Park
A large Henderson park with walking areas, sports facilities, open space, and community recreation.

Lake Mead National Recreation Area
Offers boating, kayaking, fishing, hiking, scenic drives, and other outdoor activities within driving distance of Henderson.

When comparing 55+ communities, consider how often you actually expect to use nearby outdoor amenities and how important that access is to your day-to-day lifestyle.

These choices make it easy to enjoy both peaceful desert landscapes and energetic community life.

Healthcare Options

Access to healthcare is an important consideration when comparing 55+ communities. I recommend looking not only at the nearest hospital, but also at the doctors, specialists, urgent care, pharmacies, and other medical services you may use regularly.

St. Rose Dominican Hospital – Siena Campus
A major hospital serving the Henderson area with emergency care and a range of medical services.

Henderson Hospital
Another major hospital option serving Henderson, including the eastern and growing areas of the city.

As you compare communities, consider how convenient your preferred healthcare providers and services are from the neighborhoods you are considering.

The combination of climate, safety, and lifestyle makes Henderson a natural fit.

FAQ 55+ Community Questions

  • What are the main 55+ communities in Henderson?

Henderson has several well-known 55+ communities, including Sun City Anthem, Solera at Anthem, Sun City MacDonald Ranch, Heritage at Cadence, Regency at Cadence, and Del Webb at Lake Las Vegas. Each offers a different combination of home styles, amenities, location, community size, and lifestyle.

  • Are all homes in these communities single-story?

Many homes in Henderson’s 55+ communities are single-story, but not every property is the same. Floor plans, home sizes, lot sizes, and architectural styles vary by community and neighborhood.

  • How much are the HOA fees in Henderson 55+ communities?

HOA fees vary by community and can change over time. Some communities may also have master-association or additional fees. I recommend reviewing the current HOA documents, fees, rules, and what is included before making a purchase decision.

  • Should I choose resale or new construction in a 55+ community?

Both can be good options. Resale homes may offer mature neighborhoods and established amenities, while newer homes may offer modern layouts, energy efficiency, and builder warranties. The right choice depends on lifestyle, location, timing, and budget.

  • Can someone under 55 live in a 55+ community?

Age requirements vary by community and are governed by the community’s rules and applicable housing laws. In many 55+ communities, at least one qualifying resident must meet the age requirement, but additional occupancy rules may apply. The current community documents should always be reviewed before relying on a general rule.

  • Can I rent out a home in a 55+ community?

Rental rules vary by community. Some may allow rentals with restrictions, minimum lease terms, approval requirements, or age-related occupancy rules. Review the current HOA and community documents before purchasing if renting the property is important to you.

  • Are 55+ communities only for retirees?

No. A 55+ community is defined primarily by age-qualified housing rules, not employment status. Residents may be retired, semi-retired, self-employed, or still working.

  • Which Henderson 55+ community is the best?

There is no single “best” community for everyone. The better question is which community fits your preferred location, amenities, home style, budget, social environment, HOA structure, and daily lifestyle.

Always verify HOA fees, age restrictions, rental rules, pet rules, guest policies, amenity access, golf costs if applicable, master-plan fees, special assessments, and resale restrictions.
